Drive times are off-peak, calculated with OpenStreetMap routing to the public road outside each gate. Add time at rush hour, and add the drive from the gate to your building.
The neighborhoods built mostly in the 1980s and 1990s, along Briargate Parkway and the streets around it. Established trees, a wide range of house sizes, and prices that run from around the county median upward depending on size and updates. About 4 minutes to the Academy's South Gate exit and about 23 minutes to Peterson.
Built later than the original neighborhoods, around Pine Creek High School and the golf course. Mostly larger homes, generally in the $500,000-plus range. About 10 minutes to the South Gate exit and about 20 minutes to Peterson.
A newer master-planned community on the east side, near Briargate Parkway and Union Boulevard. Newer construction, community amenities, and prices mostly above $500,000. It is the quickest of these pockets to Peterson, about 16 minutes, and about 11 minutes to the South Gate exit.
One of the newest communities in the area, east of Cordera. Newer homes, trails and parks, and a metro district levy in parts of it on top of HOA dues. About 17 minutes to the South Gate exit and about 23 minutes to Peterson.
A golf community off North Gate Boulevard with custom and semi-custom homes, gated sections and its own metro districts. Among the highest-priced parts of the north side. About 9 minutes to the Academy's North Gate exit.
The neighborhoods along North Gate Boulevard and Voyager Parkway, closest to the Academy's North Gate at about 4 minutes. A mix of ages and prices, generally above the county median.

For families assigned to the Air Force Academy or Peterson, it is one of the most popular choices: short commutes, Academy District 20 schools and a large stock of family homes. The trade-offs are price, which runs above the county median in most of Briargate, and a long drive to Schriever or Fort Carson.
Very close. The original Briargate neighborhoods are about 4 minutes from the Academy's South Gate exit off I-25, and Northgate is about 4 minutes from the North Gate. Pine Creek, Cordera and Flying Horse are 9 to 12 minutes from one gate or the other, off-peak.
Nearly all of Briargate is in Academy District 20. Specific elementary and middle school assignments follow attendance boundaries that can split a neighborhood, so confirm the assigned schools with the district for any address before you make an offer.
Most of Briargate sits above the El Paso County median, which was $475,000 for single-family homes in August 2026. Flying Horse, Pine Creek and Cordera hold most of the $500,000-plus homes, and the original Briargate neighborhoods have the widest range. Neighborhood-level figures are not published by PPAR, so a specific house is priced from recent sales on its own streets.
Technically they are separate communities, but most people searching for Briargate include them, along with Pine Creek and Northgate. They differ from the original Briargate neighborhoods in age, price, HOA and in some cases metro district taxes.
It can work, but expect roughly 25 to 38 minutes each way off-peak to Gates 1 or 20. Soldiers who choose the north side often do it for schools or a spouse's job. If the commute matters most, look at the neighborhoods south and west of post instead.
